Documents You May Need During the Loan Process

After you have completed a loan application, received your Loan Estimate, and expressed your intent to proceed, the following information/documentation may be required. Since each application is unique, there may be additional documents required, but this list will get you started so you can begin gathering these important items.

All Transactions

Drivers License or State ID
Paystubs for last 30 days
Most recent two years W2’s
Award letter for Social Security or disability income (if applicable)
Checking/Savings Accounts: 2 most recent monthly statements
Stocks/Mutual Funds: 2 most recent monthly statements
401k/Retirement Accounts: Most recent quarterly statement
Mortgage statement for other real estate owned (if applicable)

Refinance Transactions

Copy of most recent mortgage statement
Copy of most recent property tax bill
Copy of homeowner’s insurance declaration page

Purchase Transactions

Fully executed purchase contract with all disclosures
Copy of earnest money check
